These Local Holiday Activities Just Might Become Your Family’s Newest Tradition

Holiday traditions are a great way for families to bond. In my own family, there are quite a few different things we like to do during this season, so I thought I would share just a few of my family’s favorite local events with you today.  

 

First on our list is the Atlanta Botanical Garden’s “Garden Lights” display. My family and I have visited the gardens during this display for the past three years, and it’s truly an amazing sight to behold. Visiting the garden during this display is probably my favorite winter activity. I can’t recommend it enough. And if you don’t have a problem showing up a little later in the evening, you can enjoy significantly reduced ticket prices.

The next holiday activity I’d like to recommend is visiting Stone Mountain Park. During the winter months, the park transforms into “Snow Mountain.” Whether you’re interested in going tubing down the snow-covered hill, building snowmen in the “Snow Zone,” or maybe even meeting Jolly Old St. Nick himself, there are a ton of things to do at Stone Mountain Park during the holidays. 

 

Last but not least on our list is Macy’s Pig Train at Lenox Square. Kids are sure to love taking a ride on this whimsical train, and parents are sure to love how inexpensive the tickets are.

Atlanta Fall Events for You

Fall is a great time in Atlanta. Here are a few local events coming up that you and your family should check out.

Today we aren’t going to talk about real estate. Instead, I want to talk to you about some of the fun family activities that are going on around the city of Atlanta this fall. I’ve been to most of these events and wanted to let you and your family know about them as well so you can join in, too:

1. Southern Belle Farm. My family and I went here just last week and had a great time. There's a huge pumpkin patch, a four-acre corn maze, hayrides, and more for the kids to enjoy here. Their customer service is amazing and everyone we interacted with there was really nice and friendly. I can’t recommend it enough.

2. Stone Mountain Pumpkin Fest. In the video above, you can see some pictures of the nightly Jack-o’-lantern lightings, pumpkin carving, a pie eating contest, and more. Get there by 9:00 p.m. to take in the glow-by-night experience.

3. Boo at the Zoo. If you like animals, you’ll want to check out this event at the Atlanta Zoo on October 27 and 28. There will be tons of fall-themed activities and some of your favorite storybook characters will be in attendance as well.

4. Smyrna Fall Jonquil Festival. Every year, they bring out tons of different food vendors, tons of bounce houses, rock climbing, and a Halloween costume parade where they will give away a prize for best costume. This year’s festival will take place on Saturday, October 27 and Sunday, October 28.

5. Grant Park Lantern Parade. This fun event, hosted by the Grant Park Conservancy, will be happening from 6 p.m. to 10 p.m. on Sunday, October 28. I haven’t been there before but I’m really excited to check it out this year.

6 Mistakes That Could Halt Your Real Estate Goals

After you’ve gone under contract, there are six mistakes that buyers and sellers alike need to avoid or risk blowing the transaction altogether.

If you’re under contract on a property, there are six things you should absolutely avoid doing if you want to stay under contract:

First, for buyers: 

1. Don’t get your credit pulled for any reason. When your credit is pulled, that’s an inquiry on your credit report. Those inquiries will need to be explained to your lender in some cases. In other cases, if you went through the credit application and were able to secure new credit, it will factor into your debt-to-income ratio, potentially harming your ability to purchase that house. If you need to purchase anything extensive while you’re under contract, check with your lender to give you guidance about how to go about it without damaging your ability to buy the home

2. Don’t change jobs. Your qualification for your home financing is based on the information you provided your lender. If you changed jobs, your new income will have to be refactored into your eligibility. This could potentially disqualify you from the mortgage.

3. Set proper expectations. We don’t live in an HGTV world. In the real world, there are all kinds of crazy situations that happen in real estate, so your outlook needs to reflect and anticipate that.

Now, for sellers:

1. Don’t think you can hide from creditors. If you have a federal, state, or tax lien, it will need to be paid off before you can close on that house. If you don’t, then you can’t close.

2. Don’t stop paying your mortgage. If you’re about to purchase another property, you don’t want any type of delinquency to occur on your account that could make you ineligible to purchase it.

3. Stay out of your emotions. It’s easy to get attached to your home, but acting in accordance with those emotions can cause problems with the transactions. Think about the home sale in terms of the numbers; don’t let your feelings cloud your ability to make smart decisions when it comes to your home purchase.

A Great Solution for Those Ready to Live in a Home, But Not Ready to Buy Yet

Today I’d like to let you in on a great lease-purchase opportunity that’s available right now.

Although I’m not usually a fan of lease-purchases, today I’d like to introduce you to a unique lease-purchase opportunity that I think is actually pretty phenomenal. 

Here’s how it works: The company presenting this opportunity purchases a property as an investment, and allows you five years to work towards purchasing it, yourself. Monthly rent will be laid out from the very beginning, so you will always know exactly what to expect moving forward. 

If you’re working towards a home purchase but aren’t ready just yet, this can be a great option. This arrangement allows you to build up your finances, work on your credit, and live in the home that you will eventually purchase. Also, this scenario means you won’t have to deal with moving when it finally comes time to buy the home.

Of course, there are a couple of stipulations you must meet to qualify. You must have a minimum income of $50,000, for example, as well as a stable employment status. In addition to this, those with prior evictions or pending bankruptcy will be unable to qualify. Finally, everyone who will be living in the home must undergo a criminal background check. 

The property, too, must meet certain requirements. For instance, the property must sit on three acres or fewer, be a single-family home or a fee-simple townhome, and have a list price between $200,000 and $500,000. 

Additionally, this opportunity cannot be applied toward the purchase of a short sale, foreclosure, or otherwise distressed property, or toward a property with any major issues. 

But, assuming all of these conditions are met, this option can be great for those not yet ready to purchase, but ready to be in a home. My clients have had great success with this arrangement, so I wanted to bring it to your attention, today.

Don't Let the Coming Market Correction Catch You Off-Guard

While some refer to a significant change in market conditions as a crash or a bursting bubble, I prefer to think of it as a correction. 

It doesn’t make sense to expect our market to perpetually trend upwards. Things have to even out at some point. This is exactly why I believe this is happening right now. I'm not the only one, either. Bill Gates recently asserted the same sentiment that another market correction is looming as well.

On a grand scale, 2008 was not so long ago. Yet many seem to have already forgotten what our market looked like back then. Our market today is not so far removed from the conditions we saw 10 years ago. 

We’ve been experiencing a heavy seller’s market for years, and now it’s time to look forward. The market is beginning to soften, much like it did in the years preceding 2008. Buyers are tired of the bidding wars that have been so common recently, which is just one key indicator of the market shift that’s on our horizon.

Real estate runs on a cycle, so keeping the past in mind as we move into the future is something we should all be doing. 

So if you have been thinking of making a move, don’t ignore what’s happening in our market. Those planning to move within five to 10 years should have no issues, but those planning a move within the next two to four years should consider taking action sooner. Keeping a close eye on the market is essential.
