One More Thing With Matt Garcia

 

Just because you pay off a debt doesn’t mean that your credit score will instantly get better. Here’s why it might take some time.

Matt Garcia and I had a little conversation recently after we finished filming another video, and we wanted to bring that to you today. When you pay off a collection or a mortgage and you’re expecting your credit score to increase significantly because of it, that might not happen as quickly as you’d like.

 

FICO 2, 4, and 5 are very slow-healing model of credit. Just because we pay something off doesn’t mean that the impact on your score will be immediate. It stops the bleeding from the score getting worse, but it can take often months or years to heal. 

 

"It might not happen as quickly as you’d like."

 

When something is negative on FICO 2, 4, and 5, the impact is there. We advise folks to talk to us first so we can often make an accurate game plan for your situation in order to pay off your debts and improve your scores. Matt is a wizard at doing this. 

 

It’s one of those things that you don't realize is impactful to your credit report. It’s Matt’s job to help you avoid credit repair companies and do things the right way, so you can increase your score to get the best possible financing on a home down the line.

I want to take a break from real estate today to reflect upon a recent experience in my life that left me with a sense of enlightenment. I’d like to share that feeling with all of you now.

In short, last year was very difficult for me. My team and I didn’t experience the growth we wanted to, and this left me feeling somewhat downtrodden.

With this in mind, you can imagine my surprise when I was named among the top 10 agents of my brokerage at a recent banquet. I was shocked to receive this award after telling myself for so long what a terrible year I’d had.

Then I realized something important: Our internal narratives matter. The things that happen to us and the stories we tell ourselves about those events aren’t always one and the same. In short, we all have the power to choose how we perceive the events in our lives. Through our internal narratives, we can either choose to empower ourselves or hold ourselves back.

A Walk-through of Smyrna Market Village & All It Offers

For today’s message, I’m right in the heart of Smyrna at the Smyrna Market Village. Maybe you’re already familiar with it, but if you’ve never taken a stroll through this area, there’s a lot to see, so I’d like to be your guide today.  

 

Located in the village, you’ll find a community center with basketball courts, a swimming pool, and a full gym, as well as a library next door. 

 

One amenity of the area that is sure to be a hit with your kids is the duck pond. My daughter absolutely loves when we come here to feed the ducks and fish as a family. A dock juts out from the bank so you and your kids can walk out, see the fish swimming below, and play around with the ducks a little as well.

Rental Property vs. House Flipping: Which Should You Choose?

Flip houses or buy a rental property? Here’s what you should keep in mind when deciding.

There are two primary ways to make money in real estate: renting out property and house flipping. Which one should you put your money into?

 

House flipping is a short-term investment, but most flippers only finish one to two deals each year—it’s definitely not as rapid as the HGTV shows make it seem. And there’s no guarantee that house flipping will net any profits. You’ll be paying about 15% to 23% of your profits in taxes. There’s money to be made, but not if you’re only doing a couple flips a year. 

 

To make a good income, you really need to commit to it fully. You put together a business plan, lead generation strategy, and hire agents who will find properties for you to flip. And once you have the cash to purchase properties, things can really begin to pick up in the house-flipping game.

 

"The best decision is really the one that works for your situation and your goals."

 

Buying and renting out a property is a long-term investment that builds your equity over time. Your renters are paying off your mortgage, thus paying off your investment. You can then sell it down the line for a big profit or keep it and continue earning a passive income. 

 

Most real estate gurus say it’s best to go down the long-term route, but the best decision is really the one that makes sense for your situation and your goals. There’s definitely money to be made in flipping houses if you can afford the time to do so, but rental properties are always a safe and passive investment.

Your January Market Update

How have things changed from 2017 to 2018, and what does it mean for our market now? Let’s find out.

For today’s market update, we’ll be looking at 2018’s end-of-year numbers to get an idea about where we are now compared to we were last year.

 

When we talk about being in a buyer’s or seller’s market, we’re talking about how much inventory is available. Six or more months of inventory means we’re in a buyer’s market, and anything less constitutes a seller’s market. More inventory means more choices and stronger leverage within negotiations for buyers, and less inventory means sellers have the upper hand, since there are fewer homes that buyers can choose from. We’ve been in a seller’s market for a while, and January’s numbers haven’t shown a change.

 

Overall sales are down 1.4% when comparing the end of 2018 to the end of 2017. This is because there’s such a low amount of inventory; there’s simply not enough that can be sold. The median sales price is up 7% year over year. The sale-to-list-price ratio is at 96.6%—this shows what homes are actually selling for compared to their asking price.

 

"We’ve been in a seller’s market for a while and January’s numbers haven’t shown a change."

 

Price reductions were higher in 2018 than in 2017— 44.2% of homes had price reductions at the end of 2018, which is up 1.7% from the year before. Buyers seem to be tired of paying whatever prices sellers dream up. Before, they could overprice homes and still have buyers competing for them. Sellers are now having to lower their prices in order to make sales.

 

Our number of days on market has gone down to 36—in 2017, it was 40. This means that when a house is priced correctly, it should sell in about a month.

These First-Time Homebuyers Won With the Pazi Group

As first-time homebuyers, Faith and Jeff needed an expert hand in the home buying process. That guidance came from the real estate expertise of the Pazi Group.

 

The couple first realized that they’d pay less each month for a mortgage than they would through renting. On top of saving around $300 each month, they’d actually own the place they live in. They could build equity and invest in the future.

It’s always been their goal to own a home, but the process can be incredibly daunting for a first-time homebuyer. They didn’t know what to do, where to go, or what to expect. Have You Filed for Your Homestead Exemption Yet?

A homestead exemption offers homeowners the chance to save on their tax bill. Here’s how they work.

Today we’re talking about homestead exemptions. Basically, it’s an opportunity for homeowners to save on their taxes. 

 

If you purchased a home in 2018, you’ll have the ability to get a discount on your tax bill. Most people will escrow their property taxes into their mortgage payment, so once they’re able to get that reduction on their property taxes, the monthly mortgage payment will go down as well. 

 

"You have until April 1 to submit your application."

 

You may need to provide your Warranty Deed book and page, proof of residence, social security number, driver’s license, and car tag info. In most counties, to be eligible for the current year, you must have owned and occupied the property as of January 1. If the property is located within city limits, you may be required to file with the city as well.

 

You have until April 1 to submit your application. We’ve put together a list of all the different counties in Metro Atlanta and where you can file for your homestead exemption for each respective county.
